About Sunset Suites
In December, 1997, Sunset Village, a three-storey, 40 suite, self-funded, seniors life lease housing project was completed next to Sunset Manor. The two facilities are physically linked by a connecting corridor. Sunset Manor provides general administration services and building maintenance for the residents of Sunset Suites.
Life Lease is a unique option for the mature adult and seniors population. Life Lease allows the resident an opportunity to “share” in the appreciated value of the building and property. Seniors can potentially earn a return on their investment similar to the equity growth in their own home, without the headaches and worries associated with the maintenance of their property. Life Lease creates a sense of community and well being for the residents.
Life Lease housing gives a resident the right to occupy a unit and use of the common facilities. The resident, under a Life Lease housing arrangement, also has the right to transfer to a future resident their right to occupy a unit and use of the common facilities. This right of transfer is subject to certain conditions that ensures the integrity of the residential complex. Residents share the ongoing operating costs through payment of a monthly occupancy fee.

Sunset Suites Facts
The County of Simcoe is a municipal organization which operates strictly on a not-for-profit basis. The Committee of Management under the direction of members of Simcoe County Council oversees four homes for Long-Term Care including Sunset Manor in Collingwood, Simcoe Manor in Beeton, Georgian Manor in Penetanguishene and Trillium Manor in Orillia. The organizational structure and management of their building is through a Residents Association.
The location of Sunset Suites is in Collingwood at Raglan and Erie Street, adjacent to Sunset Manor and across the street from the Royal Canadian Legion and a ballpark. Sunset Suites has excellent accessibility to public transportation, parks, hospital, downtown Collingwood and Sunset Point Park.
Sunset Suites is a 40 unit condominium style building with 3 stories and elevator access blending well with Sunset Manor and the current residential neighbourhood.
The unit composition of the building is:

- Modern kitchen with stove, refrigerator, and optional built-in dishwasher
- Walk-in closet in the 2 bedroom units
- Large storage area with hook-up for washer and dryer
- Individual heating and air conditioner controls
- All doors provide for barrier free accessibility, easy open doors with lever handles
- Location of electrical switches, receptacles and thermostats in easy reach
- Ensuite washroom off master bedroom in the 2 bedroom units
- Emergency call system through Red Cross Homecare (Life call)

Monthly Occupancy Fee: Varies according to unit size and is payable once the resident takes possession of their apartment on the 1st day of the month. Cheques should be received at the Administration office at Sunset Manor by the 20th day of the previous month. The fees for management costs include: replacement reserve for future replacement of capital items, interior/exterior common area cleaning and maintenance, insurance on property and building, water and sewage charges and property taxes.
Costs Paid by residents include Individual unit telephone and cable TV and content insurance on personal belongings (condo insurance package)
