Project Background & Vision
- The County operates four long term care and seniors services facilities and provides additional regional programs to older adults. Simcoe Manor is the oldest of these facilities, originally constructed in 1898. The home has undergone three subsequent developments with the most recent occurring in 1992. As a proven operator, the County is Accredited with Exemplary Standing by Accreditation Canada (2016).
- In April 2020, the County agreed to purchase a 20.6-acre property adjacent to the existing Simcoe Manor and Village facility to establish close to 30 acres for this future redevelopment and expansion, which will allow the facility to stay in Beeton and serve the southern part of the County.
The redeveloped Simcoe Manor will replicate the award-winning Georgian Village campus model, which received the AMO – PJ Marshall Innovation Award (2014) and OANHSS – Innovation and Excellence Award (2017).
- This Campus will provide regional behavioral support and telemedicine coordination to all 29 long term care facilities in our area along with support for over 1,300 seniors through the operation of four seniors services locations
- As we continue to see an increase in our aging population, there is a significant need for additional housing and services to support older adults in our community. With current wait lists of 702 individuals for Simcoe Manor and 388 for Simcoe Village, the demand for seniors housing is ever increasing. The new campus will provide a broad variety of additional housing units aligned with an entire suite of services so that our older adults can access services and amenities and continue to age in place within the Village community.
All the buildings on the Campus considered total 520,600 square feet, with a range of housing options for seniors, long-term care, and many amenities, chosen specifically for the lifestyle that Simcoe Village Campus will offer for older adults who wish to age-in-place.
Campus Features, Amenities & Services
Yes.
Simcoe Gardens (Garden Homes) will not have basements, as adding a basement would make the home inaccessible.
Barbeques will not be permitted on balconies.
Housing Details & Unit Features
Each apartment includes one parking spot for tenants who drive. Additional parking spots will be available at an extra cost, and the pricing will be determined later.
Utilities will be all-inclusive for rental units. Utility arrangements for Life Lease units are still being finalized.
Simcoe Suites, Simcoe Gardens, and Simcoe Villas will have a washer and dryer in the unit. Simcoe Residences will include a rough-in for tenants who wish to bring their own machines.
Tenants are responsible for any maintenance on their machines.
All other housing options have washer and dryers available within the building, but not inside individual suites.
Simcoe Suites, Simcoe Gardens, and Simcoe Villas will have a dishwasher in the unit. Simcoe Terraces and Simcoe Meadows will include a rough-in for tenants who wish to install their own dishwasher.
Tenants are responsible for any maintenance on their machines.
Simcoe Residences feature kitchenettes only, and do not include a dishwasher.
All unit are smoke-free. There will be designated smoking areas on the property, and smoking must occur at least nine meters away from any building.
Underground parking will not be available. Each apartment includes one parking spot for tenants who drive. Additional parking spots will be available at an extra cost, and the pricing will be determined later.
Eligibility, Selection & Transfers
We are currently finalizing the selection process for Simcoe Village. Once the details are confirmed, all individuals will be notified directly via email or mail.
Internal transfers will be available. Residents living within Simcoe Village will be able to request an internal transfer. However, it is important to note that transfers into Long-Term Care are not managed by Simcoe Village. This is a separate application process through Ontario Health.
We are currently finalizing the selection process for Simcoe Village. Once the details are confirmed, all individuals will be notified directly via email or mail.
It is our plan to provide residents with living arrangements that are as similar as possible to what they currently have. This includes trying to keep residents on the same floor or offering comparable room types whenever we can.
While we can’t guarantee every request, we will make every effort to accommodate these preferences. The only potential challenge is that the new building has fewer first‑floor rooms. However, as some residents have expressed interest in moving to higher floors, we’re hopeful we can meet everyone’s needs.
Life Lease & Residency Requirements
You may sublet your unit if you are not ready to move in immediately. However, the individual must meet the criteria for independent living, including being 60 years of age or older. For example, someone requiring 24/7 care would not be eligible to live in an independent unit.
While we understand that some individuals may plan to move to the campus in the future rather than right away, it is important to note that Simcoe Village is being developed to support seniors who need housing now. For this reason, we encourage Life Lease units to be occupied by those ready to move in, rather than being held or sublet for future use. This helps us stay true to our mission of serving seniors who require housing today.
Move-In Timelines & Availability
Actual move in timelines are still under review pending a construction schedule update expected early in 2026.
Pricing for Phase 1 housing options will be released once the proforma has been finalized. The timeline for Phase 2 has not yet been determined.
The decision regarding tours has not yet been determined. Updates will be shared once more information is available.
Currently, there is no active waitlist. Since the Simcoe Village Campus is a new development and none of the units are occupied yet, a waitlist has not been established.
We are recording individuals’ interest on an Interested Parties List to share updates about the construction process as new information becomes available. This list also helps us understand which housing types are most in demand for planning and data purposes.
Please note that we do have an active ongoing waitlist for Simcoe Meadows (Supportive Housing) and the Manor (Long-Term Care) as these housing options exist on the current Beeton site.
